<p>Members in attendance including board members President Steve Leonard, V.P. Jeff Yigdall, Treasurer Roxanne Speer, Secretary Carol Dishart, Member-at-large Jim Maloney. Also in attendance:<br />

<p>•	Meeting called to order at 7:10 pm<br />
•	Tonight’s agenda reviewed.<br />
•	Steve reviewed the focus of the board and process of dealing with issues, mode of operation, organization and responsibility of each board member<br />
•	Committee Chairs needed: Halloween Parade &#038; Party (Pam Maloney), Garage Sale (Kristin Greve) Coordinator, Annual Picnic, Welcome Committee, Street Reps.<br />
•	Street reps- Drake—Kevin McWilliams volunteered to be the Drake Drive rep<br />
•	Questions were answered about the budget &#8211;Roxanne reviewed the 2010/2011 budget and expenditures, and the proposed budget for 2011/2012. Vote was taken to approve budget and passed unanimously. (see budget detail below)<br />
•	Jim Maloney proposed common ground improvements needed, such as: redo the walking trails; trim trees; islands re-landscaped and upgraded; solar panel area trimmed and turned; secure cement caps on Hill Rd. entrance wall; commercial park benches in soccer field and islands; picnic pavilion at soccer field on a concrete patio; grading soccer field.<br />
•	Claire recommended mowing the retention pond behind Oakhaven Drive<br />
•	Discussion about moving playground area to soccer field or making field more usable<br />
•	Nominations for board members—no new nominations. Vote to re-elect current board was unanimous.<br />
•	Village at Pine update from Steve. Entrance to new phases from Rt. 910 has begun but likely no building near us for 2 years.<br />
•	Our covenants are not clear on many issues and fines, penalties, or other remedial provisions are largely undefined. The board is rewriting them based on legal counsel received. Jeff Yigdall has been studying other neighborhood’s covenants and bylaws and suggests that ours are not as ‘’readable&#8221; as they could be. Their processes for approval are clearer and there are penalties stated which would allow the board to have small claims go to a magistrate. Jeff asked members to e-mail him with any suggestions- jeff@yigdall.com<br />
•	Open discussion from members:  suggestion that building and addition requests could be two steps — close by neighbors would be consulted first and then the board would have final decision; Desire to have common curb appeal in the neighborhood; vandalized sign is still showing some paint—board will look into professional removal.</p>

•	Canvas neighbors to get street rep. volunteer and duties in writing<br />
•	Welcome Committee guidelines with items to be delivered to new neighbors, ie loaf of bread, card and directory and website      address and log in info<br />
•	Look into professional removal of spray paint on entrance sign</p>
